Job Description

Purpose of the Role

The role has been created to provide technical and commercial expertise across the tender process and live project delivery, including the management of variations and design coordination.

Working closely with the Commercial Director, this role holds responsibility from initial enquiry through to final account, including estimating, negotiation, design coordination, and commercial management.

You will play a key role in aligning design, commercial, and operational delivery — ensuring scaffold designs are practical, clearly communicated, and efficiently executed on site.

A critical element of this role is the proactive management of client expectations, particularly when working with Tier 1 contractors. You will ensure all scope, instructions, and commercial matters are clearly defined, agreed, and documented in writing to remove ambiguity and protect the business.

You will also take ownership of coordinating scaffold designs with external design companies, ensuring designs are buildable, clearly understood by site teams, and adaptable as projects evolve.

Job Objectives

Commercial & Client Management Responsibilities

·       Act as the primary commercial interface with key clients

·       Proactively manage client expectations around scope, programme, and cost

·       Ensure all agreements, instructions, and variations are clearly defined and documented in writing

·       Challenge unclear or ambiguous client requirements and secure clarity before works proceed

·       Maintain strict commercial control to ensure no works are undertaken without agreed scope

·       Build professional, structured relationships with clients while maintaining firm commercial boundaries

·       Support the tender and sales process with technical and commercial input

 

Design Coordination & Technical Responsibilities

·       Coordinate scaffold designs with external design consultants

·       Ensure all designs are practical, compliant, and aligned with site requirements and programme

·       Review and interpret drawings to ensure buildability and commercial alignment

·       Take ownership of the design process from concept through to issue and revision

·       Clearly communicate design requirements, sequencing, and constraints to operations teams

·       Act as the link between design, commercial, and site teams to ensure alignment

·       Manage design changes during live projects, ensuring minimal disruption to programme

·       Ensure all design changes are properly documented and captured commercially where required

Pre-Construction & Tender Responsibilities

·       View and assess projects to price works and prepare quotations

·       Interpret drawings and specifications to determine scaffold requirements

·       Build comprehensive tender submissions and schedules

·       Liaise with design engineers pre- and post-order

·       Review specifications to ensure compliance with requirements

·       Vet contracts and attend pre-start meetings to agree terms

Commercial Management Responsibilities

·       Manage valuations, variations, and compensation events

·       Ensure all variations are captured, priced, agreed, and invoiced correctly

·       Monitor project budgets, forecasts, and financial performance

·       Assist finance with payment collection and dispute resolution

·       Provide accurate commercial reporting

·       Deliver detailed and accurate handover to operations teams

Site & Project Responsibilities

·       Lead pre-start meetings ensuring full clarity of scope, responsibilities, programme, and commercial terms

·       Ensure all agreements are clearly documented and communicated

·       Maintain alignment between design intent and site execution

·       Resolve design and buildability issues quickly to keep works progressing

·       Ensure adherence to agreed scope, programme, and billing processes

·       Manage changes during build while maintaining progress and commercial control

Risk & Commercial Protection

·       Identify and manage commercial and operational risks early

·       Ensure no works proceed without clear instruction and commercial agreement

·       Maintain strict control over scope to protect margin

·       Escalate unclear instructions or risks promptly

·       Maintain full audit trail of all commercial and design decisions

Communication Responsibilities

·       Maintain clear, structured, and professional communication at all times

·       Ensure all key communications are formalised in writing

·       Keep accurate records of instructions, variations, and decisions

·       Avoid reliance on verbal agreements

·       Clearly translate technical designs into practical instructions for site teams

·       Ensure all design and scope changes are communicated immediately to relevant stakeholders

Operational & Systems Responsibilities

·       Use internal systems and CRM to manage project and client data

·       Maintain accurate records for commercial and operational tracking

·       Contribute to process improvements and system development

·       Utilise market intelligence tools where required

Compliance & Technical Responsibilities

·       Ensure all designs comply with TG20 standards and relevant legislation

·       Maintain accurate document control for all design and project records

·       Ensure adherence to NASC guidance and company procedures
